Our Evolving On-site Logistics System Centrally Manages Physical Distribution in Tokyo Midtown Cases and Achievements
and Mitsui Fudosan Co., Ltd.
(A developer and a leading real estate company)

Hoping to Establish Efficient On-site logistics and a High-Level Security System
Being a huge commercial facility, Tokyo Midtown was predicted to have complicated routes delivery vehicles and goods would take, crowded freight elevators, and low turnover rate of the freight handling and parking lot. GOAL worked out solutions utilizing Sagawa Express’s distribution know-how. The team suggested being notified in advance of what kind of goods would be carried in and out of the facility in which time zone so that the facility could centrally manage all the incoming and outgoing vehicles and goods. GOAL pointed out to the clients that this notification would enable the facility to manage a freight elevator operation schedule efficiently and optimize the routes delivery vehicles and goods would take.
Problem
A complex facility so large as can be called a town may have a wide variety of issues other than the routes delivery vehicles and goods take, including safety management, reduction in environmental load, and facility management.
Solution
GOAL proposed an on-site logistics system encompassing not only the management of a receiving and shipping area but also freight elevator operation control, control of the routes delivery vehicles and goods would take, vehicle management, and the security management in physical distribution.
Achievements
GOAL has optimized on-site logistics by offering central management of all the vehicles carrying goods into and out of the facility and the goods carried into and out of the facility; efficient operation of freight elevators in the facility; and thorough control of the routes delivery vehicles and goods take.

Established Solution for Thoroughly Centralized Facility Management
Because of the efficient operation of the freight handling and parking lot and the management of the routes delivery vehicles take, delivery trucks stay inside the facility for the minimum time, ensuring an ideal turnover rate. This solution prevents aggravation of the road environment around the facility, contributing to environmental load minimization through CO2 reduction and higher safety in the vicinity of the facility.
Voice of the Client
As a Partner Working Together to Establish Physical Distribution
The reason why we have adopted the proposals from Sagawa Express was that they have been developed not only from a viewpoint of transporting something but also with a big picture of physical distribution that includes the guiding of vehicles carrying goods into and out of the facility. Sagawa Express always proposes solutions that exceed our expectations by utilizing the experience and know-how it has acquired. I felt Sagawa Express’s strong ambition to build physical distribution for Tokyo Midtown with us.

By centrally controlling the vehicles and shipments that enter and leave the facility as well as the people who enter the facility to deliver the shipments, we increase the efficiency of the vehicles and shipments inside the facility. Efficiently managing the unloading process inside the facility enables us to smoothly deliver the shipments to the tenants. Moreover, reducing the number of delivery vehicles helps eliminate traffic jams/congestion inside and around the facility. This reduces CO2, thus contributing to safe and secure urban development.

In large-scale office buildings, many delivery vehicles stop until the tenants move in, so it is important to adjust the unloading process. To help you unload efficiently, we will ask you for the details in advance and offer full support from the preparation phase until relocation. We also put a protective covering tailored to the facility to avoid any damage.

You may sometimes want to send large goods that cannot be covered by a parcel delivery service or send a large number of goods all at once. Our chartered vehicle that best suits the size and amount of the goods delivers them directly to the destination you specify. This service applies to frozen and refrigerated goods, too.

We offer lifting services for unloading building materials, equipment, and machinery that are used in the construction of the facility or for construction work and the unloading of tenants’ furniture and fixtures. We can also arrange specialized vehicles, unload and allocate shipments, and collect the waste generated during construction.
You can also entrust us with construction work-related tasks, including reception, vehicle control, and elevator operation.

We load products from multiple manufacturers into a single vehicle and deliver the products all at once.
We can even serve as a managing company that makes arrangements with each shipper and dispatches and manages vehicles. Less frequent deliveries help consignees save time and work.
When combined with milk run, joint delivery leads to even more efficient and stable transportation.
